Part 1 — Welcome, and Who This Agreement Is For
This agreement is between you and MyEasyAgent. It applies to every person who submits a property or registers to work with us, regardless of whether you are a licensed agent, a landlord, or someone connecting us to the person who holds the mandate.
There is one agreement. Your role is decided per property by one factual question: do you personally hold the direct mandate — the keys and authority to show and let this property — from the landlord or property owner?
- If yes and you hold a valid LASRERA or ERCAAN licence, you are the Direct Agent (Role A) for that property.
- If yes and you do not hold a trade licence — you are a landlord, self-managing property manager, or lawyer managing client property — you are a Mandate-Holder (Role B).
- If no, but you know who does and you are willing to share their contact, you are a Connector (Role C).
The same person can be a Direct Agent on one property and a Connector on another. Your role is decided per listing, not as a permanent category.
Lagos needs an honest way to find a home. There is a shortage of roughly 3 million housing units, rents keep rising, and most renters lose time and money chasing properties that do not exist. MyEasyAgent exists to fix that by confirming every property before a client pays anything. We are asking you to join that mission as a partner.
Part 2 — The Three Roles
Role A — Direct Agent. You hold the direct mandate for the property and a valid LASRERA licence, ERCAAN membership, or both. Your credential number is displayed publicly on your profile and on every property you list. You are responsible for confirming the property exists, is available, and matches the condition and price shown to clients. Before any property you submit is listed, you must physically visit it and confirm everything is accurate.
Role B — Mandate-Holder Without a Trade Licence. You hold the direct mandate but you are not a licensed estate agent. You might be the landlord, a self-managing property manager, or a lawyer managing property on behalf of a client. The same listing standards apply to you. The difference is that your listed property carries a property-level physical inspection badge rather than an agent credential badge. You are never presented as a licensed agent.
Role C — Connector. You do not hold the mandate for a property, but you know who does. You share their name and phone number with MyEasyAgent and confirm you are comfortable with us contacting them directly. If the person you introduce agrees to work with us and their property is confirmed and listed, you receive a one-time Finder Reward once the first paid viewing on that property is completed. Falsely claiming to hold the direct mandate when you are actually a Connector is treated as a serious violation under Part 7, whether or not it is caught before a client is affected.
Part 3 — Verification and Listing Standards
These rules apply to every property on MyEasyAgent, regardless of how it was submitted.
- We take confirmation seriously, including media representation. Before any property is listed, the Direct Agent or Mandate-Holder must physically visit it and confirm it exists, is available, and matches the condition and price shown to clients. For any property that is very far for us to get to or hasn’t been physically confirmed by our team prior to listing, this will be stated on the property details. In such cases, if the client still consents to proceed with the viewing, we confirm the property simultaneously on the day of the viewing, or we ask the agent involved to send an accurate, clear HD or 4K video for us to post with every detail needed.
- If you hold a LASRERA or ERCAAN licence, share your licence number and a photo of your licence card. We display this on your public profile as verifiable proof of your credentials.
- All listing photos must be taken at the actual property. No stock images. No photos from another listing site.
- If a client visits a property and it does not match what was confirmed, this counts as a failed confirmation. It may lead to a full client refund and a strike on your account.
- If a property becomes unavailable after it is listed, you must tell us within 24 hours. A client who arrives at an unavailable property receives a full refund and a strike is recorded against the Direct Agent or Mandate-Holder.
Part 4 — How Payment Works
MyEasyAgent’s Coordination Fee is paid entirely by the client to MyEasyAgent. The Coordination Fee exclusively covers the logistics, the confirmation process, and the time taken to verify these properties alone. The agreement document is another stream of income for MyEasyAgent.
- Logistics Payment. Every time a Direct Agent or Mandate-Holder confirms a property and a client’s paid viewing on it is completed, MyEasyAgent pays a fixed Logistics Payment. The exact amount is published on our website and is the same for every agent, every time. Payment is made within 7 business days of the completed viewing.
- Finder Reward. Every time a Connector introduces MyEasyAgent to a direct mandate-holder and that introduction leads to a confirmed listing and a first completed paid viewing, the Connector receives a fixed one-time Finder Reward. The amount is published on our website. Payment is made within 7 business days of the completed viewing.
- Standard letting commission. An advantage of our platform is that MyEasyAgent does not charge you to list properties on our website. However, we do take a specific percentage from the commission after a deal is closed successfully.
- All payment amounts are published on the website. They do not change without 30 days written notice. All payments owed to you are recorded and available to you on request. If you believe a payment has been missed, contact us in writing and we will respond within 5 business days.
Part 5 — The 12-Month Non-Circumvention Rule
If MyEasyAgent has introduced you to a client — whether as a Direct Agent, Mandate-Holder, or Connector — you may not arrange a private off-platform transaction with that client for any property for 12 months from the date of the introduction.
This rule protects the Coordination Fee model that funds verification for everyone on the platform. It applies equally to all three roles. If you are ever unsure whether a situation falls inside this rule, ask us before proceeding.
A confirmed breach results in suspension, forfeiture of pending payments, and assessment for permanent removal.
Part 6 — The Agreement Clinic
If a client requests a tenancy agreement review through the Agreement Clinic, support that request rather than discourage it. A client seeking legal review is exercising a right, not expressing doubt about you.
You must not present yourself as a substitute for the Agreement Clinic’s retained lawyers or offer legal advice to clients.
Part 7 — Rules That Apply to Everyone
How we expect you to behave:
- Be honest with clients about a property’s condition, price, and availability at all times.
- Never ask a client to pay you anything beyond what MyEasyAgent has already charged them.
- Treat every client with basic respect and professionalism.
- Tell us promptly if something has gone wrong. A mistake reported honestly and quickly is treated very differently from one we discover ourselves.
Suspension and removal:
We use a strikes system. A first verified incident typically results in a written note on your account. A second results in temporary suspension. A confirmed case of dishonesty, circumvention, or client exploitation results in immediate permanent removal.
You will always be told in writing why any action has been taken and given an opportunity to respond, except where a client’s safety or financial security is at immediate risk. Removal forfeits any pending payments tied to the violating transaction. Payments for work completed honestly before the removal are still made.
Part 8 — Limits on What MyEasyAgent Is Responsible For
MyEasyAgent coordinates introductions and verifies the specific details described in this agreement. We are not the landlord, the tenant, or a party to any tenancy agreement. We are not responsible for disputes arising after a viewing except where our own confirmation was shown to be false because the listing and inspection standards in Part 3 were not followed.
Part 9 — Governing Law
This agreement is governed by the laws of the Federal Republic of Nigeria and the applicable regulations of Lagos State. Any dispute should first be raised with MyEasyAgent for good-faith resolution before either party pursues formal legal proceedings.
Part 10 — How You Accept This Agreement
You accept this agreement by submitting the Google Form and ticking the acceptance checkbox. The form links directly to this agreement on our website so you can read it in full before accepting. We will give 30 days written notice before any change to this agreement takes effect.
OPEN QUESTION FOR THE FOUNDING TEAM: The assumption in this agreement is that anyone who appears publicly as a property’s Direct Agent holds a LASRERA or ERCAAN licence. Role B handles the unlicensed case by showing property-level verification rather than agent credentials. Confirm this is the intended position before asking any agent to sign.
