How to Use MyEasyAgent

MyEasyAgent is a verified property viewing and rental coordination service in Lagos. We serve two groups: Clients looking for rental properties, and Agents who are part of the MyEasyAgent verified network. This guide walks you through everything you need to know.

Section 1: How to Search for a Property

The homepage of MyEasyAgent features a property search bar at the top. Here is how to use it:

  1. Enter a keyword in the search field. You can search by area name (e.g., Lekki, Yaba, Ikeja), property title, or address.
  2. Use the filter dropdowns to narrow your results by area, property type (apartment, duplex, studio, etc.), and price range.
  3. Browse the tabs at the top of the listings section. Properties are grouped into Rent, Sales, and Shortlets. Click a tab to see only that category.
  4. Review the results. Each property card shows the title, location, price, property type, number of bedrooms and bathrooms, and a video preview if available.

You can also browse all listings without using any filters by scrolling through the property grid on the homepage.

Section 2: How to Submit Your Property Preferences

If you cannot find a suitable property in the current listings, you can tell us exactly what you are looking for. Our team will check with verified agents and contact you on WhatsApp when a matching property becomes available.

  1. Click the "Submit Your Property Preference" button. You will find this on the homepage (below the listings) and in the footer of every page.
  2. Fill in the Google Form with your requirements: preferred area, budget range, number of bedrooms, and any other specifications.
  3. Submit the form.

What Happens Next

Our team reviews your preferences and searches our agent network for matching properties. When we find a match, we contact you via WhatsApp with details. This service is free to submit. You only pay the Coordination Fee after we confirm a property is real and available.

Section 3: How to Book a Confirmed Property Viewing

The Confirmed Viewing System

Unlike a regular inspection where you travel to a property only to discover it has been taken, MyEasyAgent operates a Confirmed Viewing System. Before you leave your home, we contact the agent, confirm the property is still available and accessible, and schedule your viewing appointment.

Understanding the Coordination Fee

The Coordination Fee is not an inspection fee or a viewing fee. It covers the cost of:

  • Contacting and verifying the listing agent
  • Confirming the property is still available and accessible
  • Scheduling a confirmed viewing appointment on your behalf
  • Following up after the viewing with both client and agent

The fee is tiered by Lagos area. You are told the exact amount before you commit. You only pay after we confirm everything.

How to Pay

Payment is made via manual bank transfer to the account details provided on the site. After paying, send your proof of payment via WhatsApp.

The Three Step Viewing Flow

  1. Submit a viewing request using the WhatsApp button on the property detail page or the viewing request form.
  2. Receive WhatsApp confirmation from our team with the confirmed date, time, agent name, and property address.
  3. Attend the viewing. Meet the verified agent at the property. After the viewing, both you and the agent receive a brief feedback request via WhatsApp.

Section 4: How to Use the Agreement Clinic

What is the Agreement Clinic?

The Agreement Clinic is a service where MyEasyAgent reviews a tenancy agreement on your behalf before you sign. A licensed Nigerian property lawyer checks for unfair clauses and confirms compliance with the Lagos Tenancy Law 2011.

Two Ways to Engage

  1. Submit an existing agreement for review. If a landlord or agent has given you a tenancy agreement to sign, upload it to our team for professional vetting.
  2. Request a standard agreement template. If you need a fair, legally compliant starting point for your tenancy, our lawyers can provide one.

How to Upload

  1. Go to the Agreement Clinic page.
  2. Choose your review type: Standard (25,000 NGN, 48 hours) or Urgent (45,000 NGN, same day).
  3. Transfer the fee to the bank details shown on the page.
  4. Click "Submit Your Agreement for Review" and complete the Google Form with your details and document upload.

What You Receive

A written review report delivered via WhatsApp or email. Every flagged clause is explained in plain language so you can negotiate, ask questions, or walk away informed.

Section 5: How to Apply to Join the MyEasyAgent Network

Who Qualifies

Licensed Lagos property agents are welcome to apply. Both LASRERA and ERCAAN registered agents are accepted and treated equally within the MyEasyAgent network.

Steps to Apply

  1. Click the "Apply as an Agent" button at the bottom of any page, or use the link below.
  2. Fill in the Google Form with your name, registration number, areas you cover, and contact details.
  3. Wait for a verification contact via WhatsApp from our team.

The Verification Process

Our team contacts you to confirm your registration details. Once verified, you receive a unique Agent Code and are added to the MyEasyAgent network. You can then submit property listings and conduct viewings through the platform.

Agent Code of Conduct

All agents in the MyEasyAgent network agree to a professional Code of Conduct. Violations are handled on a three strike policy: the first incident triggers a formal warning, the second results in temporary suspension, and the third leads to permanent removal from the network. This protects both clients and the reputation of verified agents.

Section 6: How to Submit a Property Listing

Who Can Submit

Only verified agents with an assigned Agent Code can submit property listings. If you have not yet applied, see Section 5 above.

Steps to Submit

  1. Click the Property Submission link provided to you after verification, or use the link sent via WhatsApp.
  2. Fill in the Google Form with the property details: title, area, price, property type, number of bedrooms and bathrooms, and your Agent Code.
  3. If you have a YouTube video of the property, paste the video ID (not the full URL) into the designated field. Example: for https://youtube.com/watch?v=abc123, the video ID is abc123.
  4. Submit the form.

What Happens Next

The MyEasyAgent team reviews the submission. If it passes verification, the listing is published to the site. You will be notified via WhatsApp when your listing goes live.

About the YouTube Video

Agents are encouraged to record a short walkthrough video of the property (1 to 3 minutes), upload it to YouTube, and include the video ID in the submission form. Properties with video walkthroughs receive more engagement and confirmed viewings. The video thumbnail is automatically displayed as the property card image on the site.

Section 7: Understanding the Viewing Facilitation Payment

When a client pays the Coordination Fee to book a confirmed viewing, a portion of that fee is allocated to the agent who conducts the viewing. This is called the Viewing Facilitation Payment.

Why This Exists

The Viewing Facilitation Payment ensures that agents are fairly compensated for their time and effort in conducting viewings. It also eliminates the economic justification for agents to charge clients separately for inspections, because the agent is already being paid through the platform.

The Post Viewing Feedback Loop

After every viewing, both the client and the agent receive a brief feedback request via WhatsApp. This helps MyEasyAgent maintain quality standards, identify excellent agents, and resolve any issues quickly. Feedback is confidential and is used exclusively for internal quality control.

Section 8: How to Update Trust & Accountability Statistics

Transparency is core to MyEasyAgent. Our trust numbers are real and must be maintained accurately. When transitioning to a new month, here is how the Operations team updates the data.

Updating the Homepage Trust Bar

The numbers on the homepage (Viewings Confirmed, Agents Verified, Refunds Processed, Agreements Reviewed) are pulled from data/trust_stats.yaml. Update these numbers weekly directly from the main operations tracker.

Monthly Accountability Report

At the start of every month, open data/accountability.yaml:

  1. Log the new month: Change current_month to the new month (e.g., "August 2026").
  2. Reset the monthly stats: Fill in the numbers for this_month based on the previous month's final tally.
  3. Update the Strike Log: Add any new agent strikes to the strike_log array. Anonymize the agent names, but keep the violation transparent. Each entry must have month, violation_type, and outcome. This creates a rolling month-by-month history of our enforcement actions.
  4. Increment All-Time Totals: Add the completed month's numbers to the all_time totals.

Once you commit and push these changes, the website automatically rebuilds and the accountability dashboard updates for the public.

Section 9: Managing Verified Agents and Reviews

Clients can review any verified agent via the Google Form linked on the Verified Agents directory.

Adding a New Verified Agent

  1. Open data/verified_agents.yaml.
  2. Copy an existing agent block and paste it below.
  3. Fill in the agent's Name, unique MEA ID, Role, and Credential Type (LASRERA, ERCAAN, Landlord, etc.).
  4. Set the status to "Active". The agent will immediately appear on the Verified Agents page on the next build.

Handling Feedback via the Review Form

The "Review Agent" buttons on the Verified Agents page point to a central Google Form. When negative feedback is received:

  1. The Ops team must review the feedback and investigate the claim.
  2. If the claim of misconduct is proven, record a strike.
  3. If an agent hits suspension or removal, update their status in data/verified_agents.yaml to "Suspended" or "Removed". They will instantly disappear from the public directory.
  4. Log the removal or strike in the next monthly update to data/accountability.yaml.
