Welcome to MyEasyAgent. Renting a home or an office space in Lagos is notoriously stressful. Whether you are living locally in Nigeria or trying to secure a property from the Diaspora, the market is filled with significant hazards. Locals routinely waste precious weekends chasing ghost listings, while overseas clients frequently lose millions of Naira to fraudulent agents or well-meaning relatives who mismanage their funds.
MyEasyAgent completely sanitizes this process. We serve as your trusted on-ground proxy, verifying properties and vetting agents before you risk your money or your time.
By paying our Coordination Fee or submitting a property preference form through our website or WhatsApp channels, you fully accept and agree to be legally bound by the terms outlined below.
1. Our Mandate: What We Do and What We Safeguard
We operate as a real estate agency and a professional verification and viewing coordination platform. We are your protective buffer in the Lagos real estate ecosystem.
The Strategic Value For Local and Diaspora Clients
- For Diaspora Clients: We act as your physical eyes and ears in Lagos. You no longer need to rely on unverified social media videos or trust distant acquaintances. We ensure that the property you see online is exactly what exists in reality, protecting your foreign remittances from systemic local rental scams.
- For Local Clients: We eliminate the exhaustingly common Lagos experience of arriving at a viewing only to discover the property was rented out last week, does not match the photos, or is being handled by an unlicensed sub-agent.
Our Core Deliverables & Agency Classifications
- Absolute Verification & Physical Inspection: We physically inspect properties submitted to us ahead of time to confirm they are genuinely available for rent and accurately priced.
- Directly Managed Properties: Properties that are handed directly to us by landlords for our exclusive management will feature a distinct, specific tag on our website to differentiate them from standard verified listings.
- Regulatory Vetting: We verify that the listing agent holds an active, valid license with the Lagos State Real Estate Regulatory Authority (LASRERA) or is a certified member of the Estate Rent and Commission Agents Association of Nigeria (ERCAAN).
- The Agreement Clinic: We offer access to expert legal protection where retained real estate lawyers review your tenancy agreement against the Lagos Tenancy Law 2011 to strip out illegal clauses before you sign. This is an optional service subject to a distinct, separate fee.
Limitations of Liability: What We Do Not Do
We are facilitators and coordinators. While we conduct physical inspections, we do not guarantee a microscopic audit of every square inch of a property. We are subject to human error, and we do not independently audit government root titles, hidden plumbing, or structural engineering integrity. Your physical walkthrough during our coordinated viewing must serve as your ultimate personal validation before financial commitment.
Geographic Exceptions & Deferred Verification (Proximity Clause)
We cannot be everywhere at once. In instances where a property falls outside our immediate deployment radius or exceeds our immediate operational capacity, we invoke a Deferred Verification Protocol.
- We do not guarantee prior physical inspection for every single listing on the market.
- If a property has not been pre-inspected due to proximity limitations, we will explicitly communicate this to you before any viewing is scheduled.
- If you choose to proceed with viewing an unverified distant property, our team member will conduct the physical verification concurrently with your scheduled visit.
- By choosing to proceed under this protocol, you explicitly acknowledge and assume the preliminary travel and logistical risk. To augment this gap, we will demand real-time digital evidence (live video/timestamped photos) from the listing agent before dispatching you, but the final physical confirmation will happen upon your arrival.
2. The Coordination Fee Exhaustion Model
To maintain a premium, scam-free network, MyEasyAgent charges a nonnegotiable Coordination Fee prior to scheduling your physical viewings. This fee is not a single-use charge; it entitles you to two (2) separate physical property inspections before it is fully exhausted.
Fee Coverage and Transportation Responsibilities
This fee funds our verification protocols, digital media capture, and administrative logistics. It also manages the time and transit expenses for our network agents.
- First Inspection: The logistics and agent transit costs for your first property viewing are completely covered by your Coordination Fee. You are under no obligation to tip or pay transport money to any agent during this first viewing.
- Second Inspection: If the first property is not a fit and you require a second physical inspection, your initial Coordination Fee still grants you platform access and coordination. However, you are strictly responsible for paying the transportation fare of the assigned MyEasyAgent team member and the direct listing agent involved in this second trip.
Once these two physical inspections are completed, your Coordination Fee is permanently exhausted. Any further viewing requests will require the payment of a new Coordination Fee.
Absolute Forfeiture and Nonrefundable Scenarios
Once our team has verified a property (or secured a concurrent viewing under the Deferred Verification Protocol) and secured the agent’s commitment, the active portion of the Coordination Fee is earned. You will permanently forfeit your fee if:
- You alter your mind, change your requirements, or choose not to attend after confirmation.
- You fail to appear at the scheduled viewing location or cancel with less than a mandatory four-hour notice via WhatsApp.
- The property fails to align with your subjective taste, interior styling preferences, or personal expectations.
- You fail to satisfy the landlord’s background or financial criteria, provided those conditions were communicated to you before the viewing.
- You attempt to bypass our platform to cut a separate deal with the agent.
Refund Eligibility and Boundaries
We believe in absolute accountability. You are entitled to a full refund of your Coordination Fee only if:
- We fail to confirm the structural availability of a pre-inspected property after you pay.
- A pre-inspected property contains a severe, undeniable material deviation from what we advertised. A material deviation is strictly defined as an entirely different neighborhood location, an incorrect number of bedrooms, or a structural rental price discrepancy that varies by more than ten percent from our stated quote.
The Refund Window: All refund requests must be filed via our official WhatsApp within forty-eight hours of the scheduled viewing window. Validated refunds will be credited back to your original source of payment within seven business days.
3. Mandatory Client Responsibilities and Feedback Loop
A clean ecosystem requires accountability from both sides. As our client, you strictly pledge to uphold the following behavioral rules:
- Truthful Identification: You must provide your genuine legal name and an active, accessible WhatsApp number.
- Strict Anti-Circumvention: You explicitly agree not to bypass MyEasyAgent by collecting the agent’s contact details to arrange private viewings or execute tenancies outside our platform. This restriction applies to the specific property introduced and any other properties managed by that agent for a clear twelve-month window following the introduction.
- The Obligatory Feedback Loop: You are required to complete our brief post-viewing feedback survey via WhatsApp. You must honestly report on whether the agent arrived on time, acted professionally, or attempted to solicit illegal off-platform fees. This feedback ensures that misbehaving agents face swift disciplinary action.
4. The Critical Dangers of Bypassing the Platform
If you choose to bypass MyEasyAgent to deal with an agent privately to avoid future verification processes or avoid using our legal clinic, you strip away your entire safety net.
The Realities of Neglecting Our Framework
- The Threat of Double Allocation: The most widespread rental fraud in Lagos involves an agent collecting rent from ten different unsuspecting clients for the exact same apartment. Our continuous vetting process blocks these criminal syndicates. If you bypass us, you risk paying millions for an apartment you will never occupy.
- Vanishing Deposits: Unverified agents frequently collect caution fees, agency fees, and legal fees, only to shut down their phones and vanish.
- Total Loss of Recourse: If you deal with an agent privately and a dispute arises, MyEasyAgent cannot intervene, cannot refund your funds, and cannot provide data to assist law enforcement. You accept the entire financial and legal risk alone.
5. System Dynamics and Legal Boundaries
Financial Limits of Liability
Under no structural circumstance shall the total, cumulative financial liability of MyEasyAgent to any client exceed the exact amount of the Coordination Fee or the Agreement Clinic fee paid for that specific individual transaction. We are not liable for external secondary losses, including moving truck fees, hotel costs incurred due to delayed move-ins, or emotional distress stemming from landlord relationships.
Privacy Safeguards
We respect your digital footprint. Your data is used exclusively to facilitate your rental search. Your contact coordinates are only shared with the assigned, verified agent once your Coordination Fee is cleared, ensuring you are never spammed by predatory third-party marketers.
Legal Jurisdiction
These Terms and Conditions are governed entirely by the laws of Lagos State, Nigeria. Any irreconcilable conflicts or legal actions arising directly from our services shall be handled exclusively within the jurisdiction of the Lagos State Courts.
6. Acceptance of Terms
By submitting your credentials and requesting inclusion in the MyEasyAgent network, you explicitly acknowledge that you have read, understood, and fully agreed to abide by all the terms and conditions outlined in this document.
